Golden Gate City
Golden Gate City Overview
Golden Gate City is one of the Naples area's largest and oldest subdivisions. It originated as a part of the ambitious Golden Gate Estates plans of 1960s. A developer created the largest subdivision in the world by draining miles of swampland in Naples' Collier County. The Golden Gate Estates were plotted into undeveloped single family home lots of an acre or more. Golden Gate City was to be the urban section of the project.
Golden Gate City has public parks, a golf course and other public amenities in the area. There are cannels within, but these are for drainage, no gulf access.
There are over 4,000 single family homes in Golden Gate City, and a handful of condo complexes. While home building was meant to takeoff in the 1960s, it did not get going until the mid 1970s.

Golden Gate City Home Values
While some of the more recently built homes are larger, most homes in Golden Gate City are small, averaging around 1,500 sq. ft. As such, Golden Gate City has always had some of the lowest priced housing in the Naples area. And for that reason, residents are mostly from the local workforce where they could find affordable housing. Most houses sit on lots that are approximately 80 feet wide and 135 feet deep.

Home prices in Golden Gate City rose with the housing boom, but fell at an accelerated rate due to the large number of foreclosures in the area. Home prices in 2009 dipped below year 1999 pricing, which is a 10 year price roll back. Due to the low pricing, year 2009 set an all time recorded for the number of homes sold in a year. Even by passing the 2004 and 2005 housing boom years.
