Port Royal and Agualane Shores are two of Naples upscale boating communities located just south of the Olde Naples area. The communities reside on the west side of the Naples bay, and most homes have boat access to the bay and gulf. Aqualane Shores's approximately 400 homes were built from the 1950's to today. But the majority were built in the 1960, and then a second generation were built in the late 1990's and 2000's from tear downs. Port Royal's approximately 600 homes were pretty much built on a consistent level spanning the 1960 to the 2000's.

Location

The communities borders the western shores of Naples Bay. Residents are close to Olde Naples, dining and shopping, and have convenient boat access to back bays and the gulf of Mexico.

Like most of Naples, the west bay boating communities have seen very high appreciation rates over recent years. The communities' location near Olde Naples and beaches, along with access to Naples Bay makes it a very desirable area.

The large increase in home prices for the the Port Royal and Aqualane communities is slowing buying interest. The number of homes available for sale in early January 2006 matched or exceed the total number of homes sold in 2005. Added to that, homes listed for sale in January 2006 had an average price significantly higher then homes that were sold in 2005.
